We do rough, light and final cleans for general contractors and builders across Northwest Indiana and Chicagoland, and we build the punch list with your superintendent. It starts with a walkthrough of your site.

Built for the superintendent

Project managers, superintendents and directors of operations are the people who call us about a project. You have a turnover date, trades still coming through and an owner who will notice every smudge on the walk.

We clean in phases. The rough clean comes once the framing, electrical and plumbing are in. The light clean follows the finishes and fixtures. The final clean waits a few days for the dust to settle, then clears it and takes care of the marks left from the earlier phases. Our standard quote covers the light clean and the final clean, with a touch up after your final inspection, and a rough clean is added on request.

When the building is finished, we can quote the recurring cleaning for the owner.

A final clean that runs past the turnover date pushes everything behind it. When the cleaning crew is the last trade on site, their schedule becomes your problem.

"Another trade came through after the clean."

The space was clean on Tuesday. By Thursday's walk, a trade has been through and left dust and fingerprints behind, and nobody can show what it looked like when the cleaners left.

"The punch list is on me."

On the final walk you're the one writing down every mark, every sticker and every missed fixture. If the cleaning crew doesn't help, it all lands on your list.

"Nobody picks up the phone."

When something goes wrong, you want one person who answers, knows your building and fixes it. Not a voicemail box and a ticket number.

Walkthrough before we quote

We walk the site with the general contractor before we quote, so the scope fits the building and the schedule.

Crew sized to the schedule

A team lead plus four to six technicians, sized to your turnover date. Everyone is background checked.

Photos at the end of each phase

Every phase ends with photo documentation, so you can see each area as we left it, even if another trade comes through.

Final walkthrough before sign off

We walk the space with your superintendent and the property team, and anything they flag is handled before sign off.

Touch up after the punch list

Touch up visits after the punch list close out whatever is left before turnover.

Certificate of insurance

A certificate of insurance is available on request before the first day on site.

What each phase covers

The written scope after the site walkthrough is what we're held to. These are the phases and what each one includes.

Rough clean: once framing, electrical and plumbing are in

  • Debris, leftover trash and large items removed
  • Floors swept and vacuumed
  • Stickers and labels removed from windows and doors

Light clean: after finishes and fixtures are installed

  • Restrooms cleaned top to bottom: partitions, fixtures, toilets, sinks, mirrors and floors
  • Breakrooms and kitchenettes: cabinets inside and out, counters and sinks
  • Every other room and common area in the scope
  • Installed millwork, cabinetry and shelving, inside and out
  • Fixtures, hardware and light trims detail cleaned
  • Interior glass, windows, frames, doors and sidelights
  • Construction stickers removed from windows, doors and glass
  • HEPA vacuuming of every horizontal and vertical surface
  • Carpeted areas vacuumed
  • Hard floors mopped or auto scrubbed

Final clean: a few days later, once the dust settles

  • Full HEPA dust removal from every horizontal and vertical surface
  • High dusting of vents, diffusers, light fixtures and exposed overhead surfaces
  • Glass, frames, doors and sidelights cleaned again to remove smudges, prints and residue
  • Millwork, cabinetry, shelving and fixtures from the light clean touched up
  • Restrooms cleaned again: fixtures, mirrors, partitions and floors sanitized
  • Breakrooms and kitchenettes cleaned again
  • Carpet vacuumed again, hard floors mopped or auto scrubbed
  • Remaining minor debris, tape and stickers removed

Not included

  • Exterior cleaning past the interior facing windows and glass, such as the facade, sidewalks and parking areas, unless it's in the scope
  • Structural repairs, patching or painting
  • Hazardous materials such as mold, asbestos or chemical spills, which need a separate assessment
  • Furniture assembly, moving or staging

Our standard quote covers the light clean and the final clean, with a touch up after the general contractor's final inspection. A rough clean is added on request.

Punch lists your superintendent can use

We work alongside your general contractor, superintendent and project manager as an extra set of eyes on site. On the final walk we log what we see, cleaning or not, so nothing surprises your client on their walkthrough. Every item gets an owner, and we check it again once it's fixed.

When do you start on a project?

Usually at the light clean, once finishes and fixtures are in. A rough clean comes earlier, once the framing, electrical and plumbing are in, and we add it on request.

How many people do you send?

Do you work weekends?

Yes. We schedule construction cleans on weekends when your timeline needs it.

What isn't included?

Exterior cleaning past the interior facing glass unless it's in the scope, structural repairs, patching or painting, hazardous materials such as mold, asbestos or chemical spills, and furniture assembly, moving or staging.

Do you help with the punch list?

Yes. On the final walk we log what we see, cleaning or not, with a location, priority, owner and photo, and we check each item again once it's fixed.

Are you insured?

Yes. We carry commercial general liability and workers' compensation, and a certificate of insurance is available on request before the first day on site.
